Identity, title and documentation: what to review before reserving a property.

Buying in the Dominican Republic as a foreigner

Before paying a reservation deposit

Identify the seller, property and exact unit. Request written reservation terms: amount, deadline, refund conditions, currency and what happens if the transaction does not proceed. A brochure or rendering does not replace legal documentation.

Verify the property, not just the development

The Registro Inmobiliario recommends obtaining a certification of the property's legal status before buying or mortgaging. It allows a review of registered ownership, encumbrances and litigation. The cadastral parcel lookup helps confirm the property's designation and location.

Documents for foreign buyers

For the legal-status certification procedure, the Registro Inmobiliario's published requirements include a passport and a second national identity document for foreign applicants. This is not a complete purchase-document checklist: your lawyer should confirm transaction documents, legal representation and applicable banking requirements.

From contract to registration

Have an independent lawyer review the contract, title status, applicable taxes and registration procedure. For pre-construction, include delivery terms, unit specifications and consequences of delays or changes. Keep proof of each payment and any source-of-funds documentation requested by your bank.
