A method to compare Cap Cana, Casa de Campo and Santo Domingo without promising returns.

Compare genuinely comparable units
Do not compare location alone. Consider property type, beds, area, view, condition, access and rental model. For Cap Cana, Casa de Campo or Santo Domingo, request information from similar units over the same period. An advertised nightly rate is not collected income.
Ask for evidence and a period
Request reports of income actually collected, available and occupied nights, cancellations and expenses. Identify who issued the report, which units it covers and its date range. Separate historical results from operator projections. We do not have a verified area-level rent or occupancy series here, so we do not publish comparative ROI percentages.
From gross income to net yield
Net operating income = collected rental income − operating expenses. Estimated net yield = annual net operating income ÷ total acquisition cost × 100. Include management, platform fees, maintenance, insurance, utilities, repairs and vacancy periods. This ratio does not represent returns after financing, personal taxes or a future sale.
Validate rules and scenarios
Review condominium rules and operator conditions before assuming short-term rentals are permitted. Test scenarios with lower occupancy and higher expenses. Verify title and tax treatment with your advisors; DGII warns that Dominican-source rental income for non-residents is not automatically exempt. These checks do not guarantee returns.
