Separate the price, taxes, professional fees and recurring expenses before committing your budget.

Closing and ownership costs

Transfer tax: the general rule

DGII states a general rate of 3% on the higher of the property value and the sale-act value. The transfer must be completed within six months of the transfer act to avoid applicable late charges and interest. If seeking an exemption, confirm eligibility and authorization before excluding this cost.

Professional fees are not a universal rate

Request separate quotes for legal counsel, notary, registration, certifications and banking or financing services. Costs depend on the transaction and services engaged. We do not present a single closing-cost percentage because it could omit relevant items.

IPI and ownership costs

IPI is an annual property tax. Its calculation depends on the owner, taxable property holdings and applicable exemptions; the individual exemption threshold is updated. Consult DGII for your purchase's tax year rather than using a prior-year threshold. Add maintenance, insurance, utilities, repairs and management to the budget.

Pre-construction and milestone payments

Distinguish reservation, contract signing, construction installments and delivery balance according to the developer's contract. Request written dates, refund conditions and consequences of late payments. A different project's payment schedule does not apply to the unit you are evaluating.
